This study, which was requested by the Linense City Council, has been awarded by the Consortium to “Ibermad Medio Ambiente y Desarrollo”
Zona Franca takes another step in the urban planning process that allows the drafting of the project and the bidding of the work
The Free Trade Zone of Cádiz has presented today at the La Línea City Council the “Simplified Strategic Environmental Assessment of the Specific Modification of the PGOU of La Línea de la Concepción regarding height and occupancy of the general system equipment in reserve EDCV P-5”, which represents one more step in the processing for the construction of the municipality's Business Center.
Zona Franca has awarded the study, carried out at the request of the Linense City Council, to the company “Ibermad, Medio Ambiente y Desarrollo S.L.” and this will allow us to continue with the procedures for the Specific Modification of the General Urban Planning Plan (PGOU), which affects the Plaza Europa plot (EDCV P-5 plot) where Zona Franca, in collaboration with the City Council, will build the La Línea Business Center. Once the Specific Modification is approved, Zona Franca will be able to begin drafting the project and put out to tender the construction work of the new equipment.
The La Línea Business Center will be a building with a unique and emblematic character, which will serve as an architectural reference in the area and will constitute an economic driver since it will be located in a strategic place in the municipality, next to the administrative center, 200 meters from the border with Gibraltar and with a wide range of uses around it that will complement its offer, such as the Conference Center, a hotel or the bus station.
Zona Franca has also sent the Detailed Study to the Linense City Council, which specifies the characteristics and occupation of the building. The Consortium plans a high-rise building, with 15 floors and a maximum height of 55 meters that faces the Strait and stands as a viewpoint. Likewise, a high-rise building with these characteristics makes it possible to generate a public space inside the 4,297 m2 plot that will allow the existing Bunker to be valued, belonging to the defensive architecture of the Campo de Gibraltar Area, cataloged as an Asset of Cultural Interest (BIC) and which already has a Culture report in which the requirement to safeguard a strip to give it value is established.
The launch of a Free Trade Zone Business Center in La Línea is the result of the collaboration agreement signed at the end of August last year between the Special delegate of the State in the Free Zone, Jorge Ramos, and the first mayor of La Línea, Juan Franco, and will be an important milestone for the city, as it will create a focus of much-needed economic and business activity in the area.
