ZF purchases the Talleres Narváez warehouse, which will be relocated to the Europa building in the context of reorganizing the Exterior R.

The Executive Committee, held on July 30, gave the green light to this purchase, which adds 463 m2 to the more than 41,000 m2 that the Consortium already owns in the outer industrial estate.

The Consortium is carrying out a land acquisition policy to increase its assets in order to lead the development of the different phases of the site's transformation.

The Free Zone of Cádiz, together with the City Council, carries out incessant work to undertake the reorganization of the Exterior Precinct of the Free Zone, through the Office for Attracting Investments of the Exterior Polygon of the Free Zone, OPEX.
Specifically, the Executive Committee of the Consortium, held on July 30, authorized the acquisition for an amount of 291,600 euros of the Talleres Narváez warehouse, located at Avda. Alcalde Manuel de la Pinta 27. The company will move its activity to two relocation warehouses in the Europa building, built by the Consortium in the Interior area to relocate the companies installed abroad during its rearrangement.
Specifically, this purchase is part of one of the fundamental areas of action for the beginning of the regeneration works of the Exterior Precinct of the Free Trade Zone: The Navalips environment. In addition to this, other priority areas for the beginning of the reorganization of the foreign free zone are the Ibérica AGA zone-Algeciras street and the shopping center at the entrance to Cádiz, where Supersol is currently located.
This acquisition joins those carried out by the Consortium in recent months –old Super Cádiz, old Talleres Faro, Ibérica AGA, old Mazda dealership or Provincial Hall -, actions all aimed at taking positions for the future in the execution units that will initially be carried out.
With the purchase of this plot, which has an area of ​​463 square meters, the Consortium exceeds 41,000 square meters of property in the Outer Precinct, which will allow it to take the initiative in its development. It is worth remembering that barely a year ago, Zona Franca owned 21,692 m2 of land, a figure that has almost doubled with the acquisitions mentioned in recent months. Thus, in this last year they have been able to successfully complete the purchase of different warehouses, in addition to making satisfactory progress in negotiations with many others, all the result of meticulous planning work.
It should be noted that, within the context of undertaking a project as ambitious as the reorganization of the outer polygon, which is going to change the physiognomy of the city, turning it into an emblem of modernity, the work of urban transformation that has been entrusted to OPEX is proving extremely complex, since it is working from a pre-existing reality that must be adapted to new times. For this reason, since 2011 a thorough diagnostic work has been carried out, through which the 515,000 m2 of the industrial estate have been distributed into 15 execution units, which in turn will be framed in different phases.
Actions by phases
Within the framework of the three fundamental areas on which OPEX is going to focus the development of the outdoor polygon –the already mentioned Navalips, Supersol (Cádiz entrance) and Ibérica AGA-Algeciras street- a schedule will be established in which work will be done in different phases in which action will be taken in parallel in several execution units.
Thus, the execution unit corresponding to Navalips, UE-ZF-02, –and which includes the purchase of Narváez workshops - contemplates the location of the future Metropolitan Entertainment Center and the development of its surroundings, with residential construction planned.
The achievement of the development of the “foci” mentioned, with the creation of the Metropolitan Center and the commercial, hotel and office space at the entrance to the city, and the radical transformation of Algeciras Street will revalue the image of Cádiz as a model of urban regeneration, creating in this area the main focus of economic activity, wealth and employment in the city.
