El proyecto para la construcción de un Parque Empresarial en la parcela del antiguo Polígono Naval de Janer sigue dando pasos hacia su materialización gracias a la sintonía de trabajo existente entre Zona Franca de Cádiz y el Ayuntamiento de San Fernando. Así ha quedado patente en la reunión que han mantenido hoy en el Consistorio isleño el alcalde de la ciudad, José Loaiza, junto al teniente de alcalde de Desarrollo de la Ciudad, Ángel Martínez, y el delegado especial para la Zona Franca de Cádiz, Jorge Ramos. Tras la reunión se han ido avanzando los próximos trámites que seguirá el proyecto, los detalles del mismo, y se ha instado a las administraciones que también están implicadas –Junta de Andalucía -, to join in by providing speed in the procedures that are their responsibility because it is something "very necessary for the city of San Fernando, the Province of Cádiz and Andalusia in general."
The project starts from a land whose surface area is about 65,000 square meters, but its occupation will not reach 50 percent, therefore it is an urban planning action that does not overcrowd. More than 7,000 square meters are allocated for a green area, free space for 3,000 square meters or a parking lot with 635 spaces. As it could not be otherwise, a reserve of the protected area of 3,000 square meters is made and a bicycle lane is incorporated that will run along the entire front.
Regarding uses, there are planned about 15,000 square meters of commercial land, more than 3,000 square meters of industrial land - a specific request from the Government team of the San Fernando City Council -, an important area for hotel and office equipment and a large reserve of land to house one or two electrical substations, of vital importance for San Fernando.
As a consequence of this planning, the volume of the plot will not be consumed in its entirety, no more than 40,000 or 45,000 square meters of the total of 65,000, according to Jorge Ramos, who explained that it is a sustainable action "that treats very well the entire edge of the salt flats and green areas that surround the land. The space is very functional and well articulated that will produce great mobility in its development. We are very satisfied to reach this agreement with the City Council, from the beginning we were clear that an action like this had to be carried out by common agreement.”
Both José Loaiza and Jorge Ramos pointed out that despite the delicate economic moment that is being experienced, "there are people interested in settling on these lands. In the month of August, Zona Franca plans to complete the presentation of the Interior Reform Plan and the necessary procedures before the City Council."
Jorge Ramos added that from the Free Trade Zone “all the necessary homework has been done for the demolition, ´the completion of the project, its presentation to the City Council and the preventive archaeological project required by Culture has been carried out. Once a demolition license is available from the City Council, conditional on the authorization of Culture, the demolition could begin in 48 hours, since it was already awarded."
"The project for the development of the Janer lands led by the Free Trade Zone of Cádiz and the San Fernando City Council continues to take important steps forward. We urge the other administrations that have some involvement in it to join in because our city and our province are in great need of initiatives like this, which only pursues the creation of business, economic activity, wealth and employment," concluded Loaiza.
