The commercialization of these plots – which total more than 3,700 m2– activates the limited supply of land for sale in Cádiz for tertiary, industrial and hotel and residential use activities
Specifically, the plots are located in the former Ibérica Aga, in the same unit where the recycled maritime container building of the Zona Base project is already being built, which will house the blue economy incubator, Incubazul.
The Consortium has recently approved the file for the urbanization work and the infrastructure necessary to provide service to the plot, works that will run in parallel to the construction of the unique Base Zone building

The Free Trade Zone of Cádiz continues working to revitalize the outer zone of the Free Zone - despite owning only 8% - and has put out to Public Offer two plots with the possibility of tertiary, industrial, hotel and residential uses (residence for the elderly). or students, etc.).
This operation is of great importance for the city given the scarcity of land for sale for this type of activities and, in addition, it represents a milestone for the Consortium since it is the first time that the Fiscal Institution commercializes buildable industrial land under a sales regime in this area of Cádiz, which has been possible thanks to all the work carried out to expedite the urban planning procedures necessary for the development of the execution unit UE-ZF-08 A.
Thus, both plots are located in the aforementioned unit, in which the recycled maritime container building is currently being built that will house the Zona Base innovation and technological expansion center and its Blue Economy incubator, Incubazul, land that was formerly occupied by Ibérica. Aga in the outer polygon of the Free Zone.
Specifically, the land being marketed is located next to the unique Base Zone building and whose work, already underway, will run parallel to the urbanization and infrastructure works necessary to provide service to this entire execution unit and which have recently been authorized by the Executive Committee of the Consortium, which will turn this area into a true reference and emblem of the outer industrial estate, which is intended to serve as a stimulus for the activation of other business initiatives in the rest of the industrial estate.
The Public Offer OP 07/22, which is published on the Cádiz Free Trade Zone website with its details and conditions, includes two plots: one of 2,527 m2 and a buildable area of 8,156 m2 which faces Algeciras Street; and the other, 1,207 m2 and buildable area of 4,077 m2, on Gibraltar Street. The approach of this public offer is to select successful bidders who will be granted a right of purchase option and whose sale will be ratified upon completion of the urbanization works, whose execution period is 8 months.
As is usually the case, interested parties will have to present a project report, which must be detailed, with express indication of the building project and activity to be carried out on the plot, the forecast for direct job creation, the volume of investment to be made and maximum period for the start of the activity to be developed, as well as everything that is deemed necessary to evaluate the project, in view of the evaluation criteria established in the Bases.
This Public Offer will be open in a competitive period until next October 3, 2022, subsequently becoming a permanent Public Offer.
Revulsive for the outer polygon
The implementation of the Base Zone project and its Blue Economy incubator and the commercialization of these plots represent a starting point for the global planning and development of the exterior polygon, serving as a catalyst and model for the comprehensive reorganization of the entire exterior polygon.
It must be remembered that the Base Zone-Incubazul project located in the UE-ZF-08-A execution involves the creation of a technological space with a building with a modular structure with maritime containers that in its first phase includes the launch of Incubazul , the high-tech incubator based on the Blue Economy, which is already operating in the Europa building of the Cádiz tax district and which is co-financed with European funds within the Framework of the FEDER Operational Program of Andalusia 2014-2020, “A way of making Europe ” via the Incyde Foundation of Chambers of Commerce.
In the Free Zone's commitment to the development of this initiative and the revitalization of the exterior polygon, it is worth highlighting that the start of work on the modular building, carried out by the Díaz Cubero company, was attended on July 8 from the Minister of Finance and Public Function, María Jesús Montero, who presided over the ceremony of laying the first stone.
