The Executive Committee has approved the new rules, which make the payment method more flexible compared to the previous OP in April, to which a company that did not meet the established requirements was presented.
The delegate of the Free Trade Zone, Victoria Rodríguez, and the mayor of San Fernando, Patricia Cavada, already agreed in the meeting held last month to find the best way to develop the project
The Executive Committee of the Cádiz Free Trade Zone has approved in its meeting today the new bases of the Public Offer for the sale of the plots of the Tiro Janer Industrial Estate in San Fernando, which modify the previous ones published last April, when a single company was submitted to the tender that was finally rejected for not complying with the requirements established in the Tender Documents. The new rules will be available in the Official State Gazette (BOE) and in the contractor's profile on the Consortium's website in the coming days.
The State delegate, Victoria Rodríguez, already informed the mayor of San Fernando, Patricia Cavada, in the meeting held last month, that this project was going to be thoroughly discussed and the best alternative for its correct development would be sought.
In this way, Zona Franca, after a prior study so that the conditions respond to current market needs, has prepared a more flexible and accessible Public Offer to potential developers, especially with regard to the payment formula. The total price of the plot, after a new appraisal, is 7.6 million euros, somewhat higher than the previous offer.
The intention of the Free Trade Zone in modifying the conditions of the bases is to provide specialized developers, with technical and economic solvency and experience in tertiary real estate developments, access for an expert to assume the development of this commercial park on land that is highly attractive to investors, strategically located and with great potential and important impact on the economic activity and employment of the entire area.
These lands have a surface area of 65,501 m2 and, according to urban planning determinations, are planned to house economic activities that could include a commercial park for medium-sized areas around a central parking core; an office building compatible with hotel use; and other industrial-tertiary uses.
Currently there are two top-level firms in the food and hospitality sectors that have already leased two plots of 3,000 m2 and 1,044 m2 respectively. This may encourage other companies to set up shop in the park, since both companies generate an intense flow of customers.
