The Consortium understands that it must be a developer specialized in medium-sized commercial parks who develops the project.
Several investors are interested in acquiring the land, which is located in a privileged enclave in the Bay and prepared for immediate development, after the Consortium has completed the actions due to the appearance of archaeological remains.
The project already has 21% of the land pre-marketed with two large companies, which makes it attractive and viable since it can encourage future operators to bet on the rest of the available plots.
The Janer Commercial Park - with an area of more than 60,000 m2– is ready for a future developer to begin construction immediately
The Executive Committee of the Cádiz Free Trade Zone plans this week to study the authorization for the sale of the Tiro Janer industrial estate in San Fernando, with the aim of having a developer specialized in medium-sized commercial parks manage the launch of the park. In fact, there have been several investors who have shown their interest in carrying out this project.
The Consortium has always been committed to the development of Janer, together with other administrations, from the conviction that the enhancement of this park is essential for the growth of the economic activity of San Fernando and the entire Bay, for the creation of employment and wealth that the companies that are located there will generate. And from this conviction and in line with institutional collaboration, the Consortium has carried out and completed all the complex, arduous and lengthy administrative and urban planning procedures, making it possible for a developer to begin urbanization works immediately.
In this line, it is worth highlighting all the work carried out by Zona Franca around the archaeological intervention on the Janer soil, having eliminated with all these works carried out and sponsored by the Department of Culture of the Junta de Andalucía the risks of new delays due to the appearance of new archaeological remains. Likewise, the Consortium has also undertaken work on clearing and cleaning the ground in the park in recent months.
To this we must add a fundamental fact and that is that, in parallel to all this processing, Zona Franca has worked on the pre-marketing of the Janer plots, with two top-level firms from the food and hospitality sectors that have already committed to the project with two 3,000 m plots.2 and 1,044 m2 respectively. This may encourage other companies to set up shop in the park, since both companies generate an intense flow of customers.
It should be remembered that Zona Franca bought the old Janer Shooting Range from the Ministry of Defense and since then it has carried out intense work that began with the demolition of the old facilities. Subsequently, the important archaeological findings and the meticulous work by the experts led to the process being slowed down.
