Zona Franca Cádiz presents to the City Council the specific modification of the PGOU and the environmental evaluation for the lands acquired from Altadis

After communicating to the mayor of the city, José María González, the Consortium proceeded to register both texts in the City Council.

The objective of this procedure is twofold: On the one hand, to homogenize the uses throughout the facility; and, on the other hand, take advantage of the existing office buildings on the old tobacco factory plot and make their use compatible with residential buildings that complement the industrial one.

In parallel, Zona Franca Cádiz has consulted with the Port Authority of the Bay of Cádiz if it is also necessary to modify the delimitation of uses and port spaces of the plot concessioned to the Fiscal Institution

The Free Trade Zone of Cádiz presented yesterday morning at the Cádiz City Council the specific modification of the General Urban Planning Plan of Cádiz (PGOU) in the area of ​​the lands of the tax area related to the lands of the former Altadis along with its mandatory simplified strategic environmental evaluation.

After a previous conversation between the special delegate of the State in the Consortium, Jorge Ramos, and the mayor of Cádiz, José María González, in which Ramos advanced the documentation that was going to be presented within the framework of collaboration and institutional loyalty, both documents were registered.

From this moment on, the processing and decision to be adopted correspond to the city council in the use of its powers in matters of urban planning and territorial planning.

With the request for this specific modification of the Free Zone PGOU you have two fundamental objectives. On the one hand, homogenize the planning of the classic enclosure with the one incorporated through the expansion of the floors of the tobacco factory and which has exceeded 330,000 m2 a 500.000 m2, forming a single tax area with important customs and tax advantages for companies.

On the other hand, take advantage of the existing office buildings on the Altadis land and make them compatible with residential use. These would only mean about 11,600 m2 –approximately 4,200 m2 in plan- compared to more than 100,000 m2 that have been integrated into the fiscal precinct, so industrial use would prevail since the impact on the total plot is minimal.

In parallel with the preparation and presentation of this modification of the PGOU, Zona Franca Cádiz has consulted the Port Authority of Cádiz – which in turn has elevated it to State Ports – if this procedure would also motivate the modification of the delimitation of port uses and spaces of the part of the enclosure concessioned to Zona Franca and that belong to the Port, with a surface area of ​​11,819.45 m2.
