The Consortium has sent the City Council a document explaining the public interest of the action, so that it can proceed to the final approval of the Modification of the PGOU
Once the modification of the PGOU is resolved, the Free Trade Zone will be able to sign the executive agreement with the City Council to carry out the drafting of the project and the bidding for the work.
Yesterday, the Free Trade Zone of Cádiz sent the La Línea City Council the Public Interest Justification report for the La Línea Business Center, a necessary procedure for the final approval of the Specific Modification of the General Urban Planning Plan (PGOU), which will allow the construction of the Free Trade Zone building in the municipality.
The document includes the details of this equipment, the result of the collaboration agreement signed between the Free Zone delegate, Jorge Ramos, and the mayor of La Línea, Juan Franco, last summer, which will give a strong boost to the entrepreneurial activity of the city and will offer quality facilities to the business community in the area. Once the procedures have been resolved, both institutions will sign an executive agreement and the drafting of the project and the bidding of the work by Zona Franca can be carried out.
The report explains that the building, located on a strategic plot of the town, will serve as an economic booster for the area and will also be an architectural reference due to its characteristics, since it will be erected as a viewing tower overlooking the Strait, which gives it added socio-cultural value.
Another notable fact is that the equipment will generate a public urban space inside the 4,297 m2 plot, taking advantage of the existence of the bunker belonging to the defensive architecture of the Campo de Gibraltar Area and cataloged as an Asset of Cultural Interest (BIC), which already has a Culture report in which the requirement to safeguard a strip is established to enhance its value.
With this new step, Zona Franca intends to streamline the procedures so that, once the Specific Modification of the PGOU is definitively approved, it can proceed to drafting the project and bidding for the work.
In fact, the City Council of La Línea initially approved the Modification in the month of April and other documents such as the “Simplified Strategic Environmental Evaluation of the Specific Modification of the PGOU relating to height and occupancy general system equipment in reserve EDCV P-5” or the Detail Study, which specifies the characteristics and occupancy of the building, have also been presented to the La Línea City Council.
The Consortium plans a high-rise building, with 15 floors and a maximum height of 55 meters, which will be located in a strategic location in the municipality, next to the administrative center, 200 meters from the border with Gibraltar and with a wide range of uses around it that will complement its services, such as the Conference Center, a hotel or the bus station.
