The average occupancy of Free Zone buildings exceeds 84%

The Consortium's spaces in the Carranza and Astarté buildings in Cádiz exceed 97% occupancy level and the Almanzor in Algeciras reaches 91%

The Free Trade Zone of Cádiz has the most important network of company buildings and business centers in the province. This wide offer is being supported by the Cádiz business community, since the average occupancy level of these Consortium properties currently reaches 84%.

Specifically, Zona Franca has a total of 38,258 m2 of surface available among its 9 company buildings, of which 32,163 m2 are occupied. Therefore, 6,095 m2 would remain available, the remaining 16%.

This good occupancy level data confirms the work that the Cádiz Institution is carrying out to generate economic growth and support businessmen and entrepreneurs, a fact that is also reflected in another significant data: the leasable space of the Zona Franca in this type of facilities in the last two years has experienced an increase of 9,733 m2, 25.44%, coinciding with the inauguration and rapid commercialization of the Europa building, in the Interior Campus, which has meant that in parallel the leased space has increased by 7,922 m2, 24.63%.

By buildings, the Carranza (North Fund, Preference and South Fund) stands out in the city of Cádiz, with a total occupancy of 97.80%, which corresponds to the 13,324.62 m2 of offices and premises with activity of the total available of 13,652.45 m2. In the Astarté building, Zona Franca has 202.45 m2 of offices, 100% occupied.

On the other hand, the Glorieta building is the one with the most available surface area, with only 34% occupied of the total of 1,521.48 leasable m2.

In the Fiscal Area, company buildings reach an average of 80% occupancy level. Thus, the Heracles building, with 88.86% of offices and offices with activity, only has 211.96 marketable of the 1,902 m2 that it has in charge; Next is the Melkart building, with its characteristic aesthetics and distribution, which is 81.4% marketed, with 494 m2 of modules available of the 2,657 on offer. The Atlas building has a total occupancy of 75%, with 1,490 m2 of offices available out of the 5,960.23 m2 it has.

Within the framework of this snapshot of the occupation of the Free Zone buildings, the Europa building in the Tax Precinct deserves special mention, inaugurated in 2013, and which since then has reached an average occupancy percentage of over 80%, being also a unique facility that combines a Business building, a Free Zone Business Center and 17 nest warehouses, of which 13 are occupied.

Outside the city of Cádiz, Zona Franca has the Almanzor building in Algeciras—Business Center, which in recent months has improved its occupancy levels to reach 91.6% of the 1,446 m2 it offers. It is worth highlighting the good data that this building has regarding the coworking service, with 80% occupancy, a service that the Business Center makes available to entrepreneurs to facilitate access to an office from 50 euros per month.

In the Port of Santa María, the Las Salinas building is located, with an occupancy level of over 85% with respect to the offices of the Business Center, with a total of 644 m2 available. However, the ground floor, with 540 m2 of commercial premises, is currently pending marketing.
