Zona Franca markets the lease of commercial plots in the future Janer Business Park in San Fernando

The Free Trade Zone of Cádiz continues to take steps towards the creation of a Business Park on the plot of the old Janer Shooting Range, in San Fernando. Thus, on November 23 and after the approval of the Executive Committee on the 21st, the Consortium put out to public offer the lease of three plots for commercial uses, as stated in the Special Interior Reform Plan (PERI) approved in September.
The deadline for submitting offers is next December 16 at 2:00 p.m., and the public opening of offers will be on December 18 at 12:00 p.m. All information on the Public Offer is available in the contractor's profile on the Zona Franca website www.zonafrancacadiz.com.
In order for the future park to offer a varied commercial offer and having studied the scheme of other spaces that have already operated, Zona Franca has carried out a detailed prior design of the commercial activities to be implemented so that their complementarity generates synergies of its own. In this way, it proposes a distribution of the plots by commercial sectors, which combines a large area of ​​sports or DIY equipment, together with a food operator and spaces for leisure or catering.
Specifically, the surfaces included in the Public Offer are plot 4.1. of 3,000 square meters, intended for commercial surfaces in the food sector (supermarkets); plot 4.2 of 2,456 square meters, aimed at other Commercial or leisure Activities, excluding food and restaurants; and Plot 5 of 1,044 square meters, intended for Restoration.
The lease of the plots includes the common or shared use of the adjacent parking lot of the Park. This car park, which will have approximately 450 spaces, is planned as a preferred parking area for clients of the successful operators.
The opening of this public offer is the last step taken in this year 2013 in which the procedures have been intensified to expedite the development of the future park, a very necessary project for the promotion and development of the economic activity of the city of San Fernando and the province of Cádiz. For the Free Trade Zone, this initiative is strategic in nature, so once the approval of the regional and local administrations is formally obtained, the Consortium will begin its action immediately.

It is worth remembering that the starting signal took place on March 6, the date on which Zona Franca acquired the property of the old Janer Shooting Range from the Ministry of Defense.
In July, the Consortium proceeded to acquire the private property that was missing to be in possession of all the private land attached to the plot acquired by the Ministry of Defense, and which, due to its strategic location, completed the ownership of the land that will house the city's new business-industrial park.
Likewise, the demolition work that began in August and that demolished the old buildings and the perimeter wall has been completed, safeguarding a building classified as a BIC Asset of Cultural Interest, whose integration into the park has already been contemplated by the development planning.
Finally, and in parallel to the aforementioned approval of the Special Interior Reform Plan (PERI) that has ordered the entire Interior Reform Area, the Urbanization Project is being drafted in order to speed up the deadlines and accelerate as much as possible the enhancement of the Park, so its execution can begin in the first half of 2014.
 
The future of San Fernando
 
This modern Business Park will have an area of ​​65,000 meters, of which more than 7,000 m will be reserved² for green areas, and about 3,000 for basic infrastructure. Its location gives it a special suitability for the development of a Park in which different complementary economic activities coexist. Thus, the PERI differentiates three types of uses in the lucrative plots: the aforementioned Commercial Park, in which the open public offer for the Free Trade Zone is framed; a plot intended to house an important office building compatible with hotel use; and a rear plot with an industrial-tertiary use.
