The Free Trade Zone Consortium markets 99% of the first two phases of the Carranza Stadium

The occupation of the first two phases of the Carranza building is almost complete, waiting for the work on the Grandstand to be completed and what will be one of the emblematic enclaves of the city and an architectural reference at the national level.

In the summer of 2003, the Free Trade Zone began the construction of the building, which was divided into two phases, a first that included the South Fund and Preference, and a second that formed a new North Fund. In total, the works, awarded to FCC, completed 75% of the entire building, forming a property with 20,290 square meters of offices and premises and 762 parking spaces, with a total investment between both phases of 47.5 million euros.

This investment entailed a commercial effort that has seen its fruits, and currently, with the transfer of the SEPE to Fondo Norte, Zona Franca has marketed 99% of the surface of Fondo Sur, Preference and Fondo Norte, under lease, 47 %- or under sale regime –53%-.

The first phase, with 13,790 square meters of offices and premises, has 74% marketed for sale and 26% for lease, leaving only a 52 square meter office free. Within the first group are SUPERSOL, Provincial Council (EPICSA, the Provincial Tourism Board), the Ministry of Equality and Social Welfare, Agrarian and Fisheries Development - DAP; the Ministry of Justice; RAPSE Advisors; the Official College of Dentists and Stomatologists of Cádiz; a medical consultation (dentistry); and the Commonwealth of Municipalities. On the other hand, within the group of those that are leased are offices of the Ministry of Justice, the INSS and VINCLE (NN.TT. company).

The second phase, corresponding to Fondo Norte, brought to the market some 6,500 square meters of offices and premises, sold entirely on a lease basis. With the imminent transfer of the SEPE to the ground and first floors, there is no space available, since the Juvenile Court completes the third floor and part of the fourth, where the Educational Services and Infrastructures (ISE) company is also located.

SEPE MEETING

The complete commercialization of the North Fund was staged in the meeting that took place yesterday Tuesday morning between the State delegate in the Consortium, Jorge Ramos, and its general director, Félix Taboada, with the director of the State Public Employment Service ( SEPE), Pedro de los Santos. During the meeting, De los Santos explained that the final move to the stadium is expected to take place during the second half of June, once the move of furniture, documentation and computer equipment is completed.

Specifically, the State Public Employment Service will occupy a total of 3,500 useful square meters between the ground and first floors and will have 10 parking spaces in the North End.

The Consortium awarded the contract for the adaptation, renovation and independence works of the two plants to FCC Construction S.A. on February 16 for an amount of 138,101 euros.

AGREEMENT FOR THE TRIBUNE

With the transfer of the SEPE, the occupation of the 6,500 square meters of offices in Fondo Norte would be completed, of which only what Cádiz CF temporarily occupies on the ground floor (629 square meters) would be free and which will be moved to the Grandstand once The works are completed, very advanced, and where the club has planned 6,183 square meters. In this sense, the development of the Grandstand is what will complete the Carranza building as a reference center in the city, which is why both the Free Zone and the Cádiz City Council, aware of the importance of this facility, are going to formalize an agreement to develop the third and final phase of this project, by which Zona Franca will acquire the spaces intended for tertiary use in the Grandstand, on the ground and first floors, which constitute an area of ​​6,450.81 square meters. The planned investment amounts to 7,152,355 euros. Likewise, the Consortium reserves an option to purchase the available spaces between the third and seventh floors intended for tertiary use.
