Free Zone markets the last available space of the Janer Shot Commercial Park in San Fernando

This commercial area is already working in full performance and is very demanded for its excellent location and communication with the entire Cadiz Bay

The Free Zone of Cádiz has put on sale a plot of 3,766 m2 of surface in the Jener of San Fernando Commercial Park, in which it is the last available space of this commercial area inaugurated in last April and that is a enclave very demanded by the quality of its facilities and for the excellent location and communication with other municipalities of the Bay of Cádiz.

The land in marketing is completely urbanized, registered in the Property Registry and has electrical supplies, water (supply and sanitation), and quality telecommunications. The plot was delivered by Ten Brinke to the Free Zone of Cádiz after the signing of the Operation of Sale of the Commercial Park three years ago, which stipulated that a part of the total economic value would be in cash and the rest by means of an urbanized plot for tertiary services, specifically hotel use (10,000 m2), offices (9,000 m2), advanced services (9,490 m2), public parking garage (7.532 m2) and UAS use (25,641).

It should be remembered that the Free Zone of Cádiz bought the Ministry of Defense in 2013 the lot of the former Janer Naval School of San Fernando to develop a commercial and business park, whose process was stopped by the discovery of archaeological remains and different administrative issues.

Finally, the consortium saw the suitability that it was a specialized company that was in charge of the development of the project, something that materialized in early 2021 when the State delegate, Fran González, signed the deed of sale with those responsible for the company Ten Brinke Developments SL, which meant the culmination of the procedures that gave the ownership of the land to that Dutch firm.

Since then, the Dutch firm has been in charge of the promotion and commercial development of the Jener Shot, in which different firms that offer a wide variety of services are already operating. According to a balance offered by Ten Brinke on the day of its inauguration, 25 million euros have been invested and around 400 jobs have been created, mainly among people from San Fernando.

The first to be implemented were McDonald’s and the Plenish gas station, which then followed the Danish furniture store Jysk, last December; And in January the German Bazaarca Alemán Tedi, which already had another place at the San Fernando Plaza leisure center. In the first quarter of 2025, the Kik clothing store, a Mercadona supermarket, Pets Ávila and the Viva Gim gym, were also implemented in this commercial park. For the next months the arrival of Brico Depot is expected, which has already announced its presence.
