Incubazul works have exceeded 91% execution

The intervention focuses on internal elements such as elevators, air conditioning, sanitary, toilets and coatings, some external ones such as the enclosure of terraces are already finished

The completion, which executes Manzano constructions, has had to be done as a separate operation for the breach of the previous contractor, Díaz Cubero

The consortium has acted with the maximum speed and in just seven months he has fulfilled the procedures so that the new winner culminates the work

The work of the Incubazul building has exceeded 91% execution. The execution works of the final stretch of these facilities are being undertaken by Manzano Construcciones since October, when this work was tendered after it was paralyzed in April by breach of the previous winner, Díaz Cubero, which is immersed in creditors competition.

With the advanced structure at the time of abandonment of the work by the contract, the highest volume of the work that is subtracted, and that now focus on the intervention, are interiors: finishing and soil terminations, elevator and air conditioning installation , provision of toilets, electrical installations, lighting and telecommunications. And they are just working on those elements that do not have so much visibility, but they are fundamental for the correct termination of the building. This occurs with all the works, even domestic, that the final sections are of interior elements.

Outside, it is also working on the provision of security enclosures for the terraces, which can be completed in practically its entirety. And soon it will act in the corner ships, so that the entire exterior will be completed.

The way of operating of a free zone in this matter has been of total diligence and only the resolution of the Diaz Cubero contract has been delayed (which has had to overcome phases of the Public Contract Law as its passage through the Council of State) and the tender for the culmination of the building. With everything and with that, it has managed to launch all administrative processes, the new tender in July 2024 and the award in September of the same year, which have allowed to face the final stretch of the work with the new winner, which restarted the Work on October 18, date of the signing of the rethinking act.

It should be remembered that the breach by Díaz Cubero forced the consortium to initiate a contractual resolution process against the contractor that ended with the favorable report of the State Council and with the final resolution also approved in session of the Executive Committee, in which Díaz Cubero was described as guilty for breaching his obligations. The contract resolution allowed the entry of the new company for termination.

Currently, the work faces its final stretch, concentrating most of the work in the building interiors, where actions are being undertaken in elevators, windows, soils, coatings or floors, among others. And a good part of these items are executed in their entirety, such is the case of: sanitation, electricity, air conditioning, ventilation or elevators, leaving some others such as the installation of plumbing and sanitary, inner carpentry, the installation of false ceilings, conclude the painting, the endowment of equipment or the gardening.

The Maritime Container Building was projected by the Cartoque Architecture study as a reference center of the circular economy, of a more sustainable industrial model committed to the environment. It has a total built area of 1,951.33 m2 y 1.415,73 m2 of terraces and open spaces distributed over three floors in height, in addition to the ground floor.

The suspension of the work has not affected the management of the consortium as a channeling and executor of European funds that reached a degree of execution of 100.17% on the total investment made of 5.05 million euros, co -financed to 80% Through the Foundation within the Plurirregional Operational Program of Spain Feder 2014-2020, completed on December 31. In fact, the good management of the consortium in this regard has led to a new European aid for the ZF Blue Core project, a 4.0 Companies nursery whose development has already started the Free Zone of Cádiz.
