Free Trade Zone continues to advance in the development of the exterior industrial estate

THE Consortium has acquired a 1,431 m plot from the Pastoriza family2 located in the UE-ZF-10-A Execution Unit, with which it becomes sole owner to expedite its urban development together with the Base Zone-Incubazul unit

It must be remembered that the Free Zone has already demolished the disused buildings in said Execution Unit, clearing the image of the entrance to the city and tidying up the area for its development.

The delegate, Fran González, highlighted that "this new step allows us to continue strengthening the dynamization of the exterior polygon, where we are generating trust and urban-organized spaces to attract the arrival of new investments to the city, betting on public-private collaboration."

“The Consortium has already invested more than 6 million euros in the development of the Zona Base and Pastoriza plots, which confirms its real commitment to the improvement of this important area of ​​the city,” González highlighted.

The Free Trade Zone has taken a new step in the development of the outer industrial estate of Cádiz. This morning the purchase ceremony of a 1,431 m plot was held2 which belonged to the Pastoriza family, so the Consortium becomes the sole owner of Execution Unit UE-ZF-10 A, –adjacent to UE-ZF-08 where the Incubazul Base Zone project is located–.

This acquisition, for an amount of 600,000 euros, will allow the Free Zone to expedite the urban planning procedures to develop the unit, which has a buildable area of ​​6,648 m2 and a lucrative buildable area according to the General Urban Planning Plan of 18,590 m2. The next milestone planned in the development of the land will be the presentation at City Hall in the coming weeks of the reparcelling project, which is already being finalized. Subsequently, the urbanization project will be put out to tender.

It must be remembered that the Zona Franca was already the majority owner of the unit, in which it had already begun to act with the phased demolition of the disused facilities that remained standing from the old Pastoriza Workshops.

With the tidying and cleaning of the plot, the image of the entrance to the city on Algeciras Street, one of the main road access areas through the outer industrial estate, has been cleared. This action, together with the purchase of the plot signed today, will allow the Consortium to begin the urban development of the land, enabling the commissioning of new endowment plots that activate private investment and attract economic activity and employment, as as has happened with the annexed unit where a hotel and a student residence are going to be built.

In this sense, the State delegate in the Free Zone, Fran González, has highlighted that “today's purchase of the plot in UE-ZF-10 A is a new step towards the reorganization of the exterior industrial estate in which the Free Zone "We are committed to a public-private collaboration model that serves as a catalyst for the arrival of investments and new projects, as has been made possible in the Base Zone plot."

The good result of the work scheme carried out by the Free Trade Zone for the Base Zone unit will be the one that is carried out now as well, “reorganizing and generating new productive spaces and providing the resulting future plots with all the electrical, hydraulic, infrastructure services, sanitation, public lighting and telecommunications, among others,” González explained.

The delegate also wanted to highlight the global investment in the Free Zone between the two Execution Units, “which, with today's purchase, amounts to more than 6 million euros, and which confirms the Consortium's real commitment to the development of the exterior polygon”.

Thus, this new step follows in the wake of actions such as the aforementioned Blue Economy incubator project, Incubazul, or the Navalips project, with the creation of a new neighborhood with more than 800 homes, 10,000 m2 of green areas and 28,000 m2 of commercial areas.

In this sense, Fran González has emphasized that progress is being made in collaboration with the Cádiz City Council, “with whom we work from the joint commitment to coordinate and expedite the urban planning procedures necessary to advance each action and undertake jointly "the modernization of one of the most important areas for the economic activity and growth of the city."
