Zona Franca awards Eddea Arquitectura y Urbanismo the drafting of the Navalips Special Interior Reform Plan

The Free Trade Zone of Cádiz has awarded the company Eddea Arquitectura y Urbanismo the work of processing and drafting the Special Interior Reform Plan of the ARI-ZF-01 of the PGOU of Cádiz, a tender that they have carried out jointly, through an agreement signed to carry out the processing, the Consortium and Sepides for the development of the new urban center of Navalips.

Eddea will be in charge of carrying out the drafting and processing of the PERI, after being awarded the tender that was opened last April and in which two companies participated. The award amount was 49,875 euros - the tender established a maximum amount of 75,000 euros - and the execution period is 9 months, although they will have to present progress within 3 months.

Eddea Arquitectura y Urbanismo is an international urban planning, architecture and strategic planning firm with more than 25 years of experience, based in Seville and projects in Europe, Asia and Africa. The company will be in charge of delimiting and establishing the detailed planning and programming of urban transformation actions in the area for which an interior reform action is necessary on the urban land under development. The new Zona Franca-Loreto urban center, which corresponds to the ARI-ZF-01 distribution area, is made up of four execution units, the UE-ZF-01 Núñez de Balboa; UE-ZF-02 Manuel de la Pinta; UE-ZF-03 Vejer Norte and UE-ZF-05 Jimena.

According to the agreement signed by Sepides and Zona Franca de Cádiz to carry out the processing of this PERI, the Zona Franca is responsible for the management, processing of the contracting file and selection of the specialized company, while the cost is made according to the proportion of land owned by each of the parties, 78.56% Sepides and 21.44% the Consortium.

The awarding of these works to Eddea reflects the agility that is intended to be given to the processing in the development of the new Cádiz neighborhood after the protocol signed on February 3 in Cádiz between Zona Franca, Sepides and Cádiz City Council with the presence of the Minister of Treasury and Public Function, María Jesús Montero, to revitalize the area of ​​​​the outer polygon of the Free Trade Zone known as Navalips.

The project, of great importance for the city and of which Zona Franca de Cádiz is the promoter, contemplates the creation of a new, more inclusive, social and sustainable urban core, in which there will be room for 10,000 m2 of free spaces, shops and will be built more than 800 homes, of which 50% will be protected and the rest rent-free.

The delegate of the Free Trade Zone of Cádiz, Fran González, has pointed out that today's award “represents an important step in the development of this large urban planning operation since it puts the planning of the core in the hands of a specialized company of internationally recognized prestige. urban that will radically change this entire area of ​​the capital of Cadiz, whose transformation we have already begun with the Base Zone and the emblematic container building."

Fran González added that “the agility in the steps taken so far demonstrate that all of us involved in urban development will work to ensure that this project is carried out as quickly as possible. From Zona Franca we redouble our efforts since the magnitude of the project will allow the citizens of Cádiz to access affordable housing and will revitalize the area near the Loreto neighborhood and the outdoor complex itself, destined to be an important tool for economic revitalization."

Sepides and Zona Franca are owners, among others, of the land that makes up the scope of execution. Together with the Cádiz City Council, they have worked over the last few months to analyze, study and establish a viable management proposal for the urban transformation of this space. The action, which will include a housing area, work and commerce spaces, plans to improve the residential offer in Cádiz, promote the integration of existing road infrastructure and the connection of the Loreto residential neighborhood with the outer Free Trade Zone, and promote an offer of facilities coherent and close focused on the citizen.
