SEPIDES, Zona Franca and the Cádiz City Council sign a protocol to promote the urban development of Navalips

The initiative proposes providing the space with more than 800 homes, 50% destined for protected housing and 10,000 square meters of green areas.

The agreement will make land available to the city of Cádiz for a new, more inclusive, social and sustainable urban center

The development of this space, unused for more than 15 years, constitutes an opportunity for the regeneration of a strategic areaof the city

The Minister of Finance and Public Function, María Jesús Montero, presided today in the city of Cádiz over the signing of a protocol between the president of SEPIDES, Antonio Miguel Cervera, the Special Delegate of the State of the Free Trade Zone of Cádiz, Francisco González Pérez, and the mayor of Cádiz, José María González Santos, in order to promote the urban transformation of the Navalips lands.

The protocol includes the commitment between administrations to promote the development of the land of the former Navalips, dedicated to the manufacture of propellers for the Spanish Shipyards, to turn it into a more habitable space, with better connections and more inclusive.

The Minister of Finance and Public Function, Maria Jesús Montero, has pointed out that “Cádiz cannot afford to lose a single opportunity in terms of housing and this has been understood by SEPIDES and Zona Franca, which have sought and worked on the technical part with the city ​​council until a viable solution is found.

And, on the other hand, it is about contributing to revitalizing this area near the Loreto neighborhood and encouraging the recovery of the polygon outside the tax area, which is a powerful tool for economic revitalization and which is little by little activating initiatives as interesting as the incubator of companies related to the blue economy.

But above all it is an opportunity for the young people of Cádiz, so that they do not have to leave the city because they cannot find affordable housing where they can develop their lives and become emancipated.”

The signing ceremony was also attended by the president of SEPI, Belén Gualda, representatives of the municipal Corporation, unions and members of business and neighborhood associations of the city.

SEPIDES and Zona Franca are owners, among others, of the land that makes up the scope of execution. Together with the Cádiz City Council, they have worked over the last few months to analyze, study and establish a viable management proposal for the urban transformation of this space.

The model aims to improve the residential offer in Cádiz, favor the integration of existing road infrastructures and the connection of the residential neighborhood of Loreto with the outer Free Trade Zone, and promote an offer of coherent and close facilities focused on the citizen.

The proposal is committed to a realistic management model that makes its execution viable. It is expected that the area will be divided into different execution units and with the possibility of developing independently and in phases. The transformation will allow the creation of a mixed neighborhood, since the housing area will be accompanied by 10,617 m2 of tertiary land for the creation of work spaces and local commerce.

Since Navalips ended its business activity more than 15 years ago, it has not been possible to complete the development of a space that the parties have considered “necessary and demanded by the city of Cádiz.”

The president of SEPIDES, Antonio Miguel Cervera, recalled in his speech after the signing of the protocol, the work carried out by the public company that he presides in financing and promoting numerous business initiatives and urban projects that aim to contribute to economic development, social and sustainable of the communities where they are present. “That is what we do here today: make available to the people of Cádiz a space more adapted to current needs, more social, greener and more sustainable.”

“We believe that this agreement constitutes an opportunity for the urban regeneration of the city, in a strategic area with good communications, and we are proud to contribute to adapting this land to the best economic and social use for the common good,” he concluded.

For his part, the delegate of the Free Trade Zone of Cádiz, Fran González, has pointed out that “this important urban planning operation will serve to promote a part of the city that needs important change and in which from the Free Trade Zone we have always worked, first with the development of the old Ibérica Aga land where the recycled maritime container building is being built and where a hotel will also be built, and now with the boost of this residential land. Once again our commitment to institutional collaboration is evident and will benefit the city and its citizens,” explained the person in charge of the Free Trade Zone.

The mayor of Cádiz, José María González, has stated that this understanding between administrations "represents a first step towards an unstoppable path that will allow us to continue building the Cádiz of the future." In this sense, he stressed that "today we can say that the old Navalips lands will cease to be a vacant lot and a painful memory of the industrial dismantling of the city" thanks to a proposal for execution that is "balanced and responds to the real needs of citizens: housing, green spaces and commercial revitalization of our neighborhoods. That is, more economy, more employment and more Cádiz.”

As the Cadiz councilor has said, they are “more than enough reasons to guarantee the absolute involvement of the City Council with this project”, for which he has asked all parties for “agility, speed and maximum commitment so that it becomes a reality as soon as possible.” possible", since "Cádiz deserves it and cannot wait any longer."
