The formalization of 74 lease contracts with 41,700 m2 of gross leasable area (GLA) generate a net income of 130,000 euros per month
The purchase and sale operations, 25 in total, have amounted to a total of 9 million euros.
The Iro (Chiclana), Nexus (Algeciras), Caballerizas (Jerez) business centers are at 100% occupancy, as well as the warehouses in the Interior Campus of Cádiz, Puerto Real, Barbate, Palmones or Ubrique, which strengthens the consolidation of the entity throughout the province.
With this data, the commitments set out in the Sales Plan for 2021 are met and half of those collected by 2022 would be reached.

The Cádiz Free Trade Zone has managed to increase operating income by more than ten million euros thanks to the firm commitment to the commercial strategy, which has allowed the formalization of 74 lease contracts and 25 sales contracts, which have generated income of 130,000 euros per month, in the case of rentals, and almost 9 million in the case of sales, which together with other types of income such as the settlement of the agreement with the City Council of Los Barrios have guaranteed income in 2021 of more than 12.8 million euros.
Comparatively, we can highlight that sales operations have gone from 18 for a value of 1,683,000 euros in 2020 to 25 for an amount of 8.8 million in 2021. In leasing, there has been a rise from 27 new contracts, with monthly income of 62,3921 euros, in 2020 to 74 in 2021, with 130,000 euros per month in rent.
With these figures reached in 2021, the commitments acquired and reflected in the Sales Plan for this year that is closing are fully met and, in addition, half of those budgeted for next year are achieved, which speaks of the importance of the achievements achieved.
The important work carried out to modernize the Institution and strengthen its structures has made it possible to clean up the accounts and achieve stability, in addition to setting a course for balance and achieving working capital for the first time in 15 years.
Thus, the Free Zone has managed to reduce its financial debt by 7%, reducing it by 7 million euros during 2021, of which 4.5 went to the cancellation of the mortgage loan on Tiro Janer, and another 2.5 were allocated to the amortization of other loans with entities. Added to this is the reduction of the Reindus debt by 14 million euros, which has managed to reduce the Consortium's total debt by 11%.
Occupation
The Tax Precinct of Cádiz is practically full and it is the part corresponding to the old Altadis that is currently being marketed. There, the Consortium has recently leased the so-called cross building, with a total constructed area of 2,517 m.2, where the Civil Guard will locate a pioneering unit in Spain, the Maritime Service Teaching and Improvement Center that will share a location with the Strait Maritime Group.
It must be taken into account that large operators are located in this tax area that are in continuous growth and demand space. This is the case of Harinera Vilafranquina, which currently has 19,000 m2; Cayco, con 12.500 m2 and a significant expansion of spaces by 2022; Petaca Chico, with 11,500 m2; y Olivia Petroleum, con 8.800 m2.
The spaces rented by the Free Trade Zone in all its facilities in the province range between 25 m2 from offices at 12,000 m2 of some warehouses, highlighting the expansion of the Petaca Chico, Cayco, and López Cano facilities at the Nueva Mirandilla Stadium or the arrival of new clients such as Sola Ricca or the Oceanographic Institute, and the enhancement of more than 20,000 m2 of cold processing facilities in the interior area that had been without tenants for years and that house food companies as relevant as Petaca Chico, in addition to the recent expansion of the Cetárea del Sur facilities that will double its activity.
In the case of the business centers, both the Iro in Chiclana, the Nexus in Algeciras, or the Stables in Jerez, fully leased to a medical specialty clinic this summer, are fully rented, as is the case with the warehouses in the Interior Precinct of the Free Trade Zone, those in Puerto Real, Barbate, Palmones and Ubrique, which strengthens the entity's activity throughout the province.
Furthermore, in 2021 the Consortium has carried out highly relevant operations such as the sale of Tiro Janer for 7.5 million euros, of which 4.5 million were cash and the remainder contributed to an urbanized plot for hotel development that will be marketed shortly. In the final stretch of the year, Zona Franca de Cádiz has obtained the concession of an area of the edge of the Ribera dock from the Port Authority of the Bay of Cádiz where the Consortium will house a submarine cable storage and distribution company, in addition to the aforementioned lease of the building to the Civil Guard or the sale to the CEEI of the business center warehouse in Rota.
Forecasts 2022
The management measures implemented by the current management strengthen the good progress of the Cádiz Free Trade Zone and lay the foundations for the new challenges that the Cádiz Institution faces by 2022, with continuity of this positive evolution expected for the coming years thanks to the application of the measures contemplated in the aforementioned Viability Plan.
The Consortium has great milestones that will mark this year's activity that is about to begin. All of this will be framed within the prism of the new industrial model that is imprinting a seal of sustainability on all its actions and is optimizing its facilities for an industrial model that respects the environment, promotes renewable energy and sustainable mobility and promotes the green and blue economy.
Along these lines, work is being done with the Comprehensive Improvement Plan for the interior premises, which is based on a global initial investment that exceeds 1,500,000 euros, of which more than half is allocated to the conditioning of the old Altadis, which has obsolete facilities and which have been requiring improvements since it was incorporated into the fiscal premises in 2016 to guarantee that the existing buildings can be put into use in compliance with their functionality and operability. In addition, the plan includes hydraulic and electrical infrastructure. In this sense, the works for the new access to the Altadis Zone have recently been put out to tender, which will definitively integrate it into the tax area.
In the outer polygon of the Free Zone there will be a before and after when the Base Zone and its blue economy incubator are developed The incubation, whose tender for the work has recently been carried out, and when assets of high business interest are valued. The project, - which is subsidized with European funds within the Framework of the FEDER Operational Program of Andalusia 2014-2020, through the INCYDE Foundation of the Chambers of Commerce -, will be a reference in the new sustainable industrial model since the concept of sustainability begins with the construction of the building itself, which will be made with recycled maritime containers and will also serve as a reference for the rest of the estate.
Another important milestone will be the launch in 2022 of the second fiscal precinct of the Cádiz Institution, the Bahía de Algeciras Fiscal Precinct, which will structure, together with the Cádiz one, the logistics capacity of the province and will create a great productive focus in the area around the port of Algeciras, with the port entity as a great ally.
