The Cádiz Free Trade Zone has already prepared its Strategic Commercial Planning (PEC) for the commercialization of the Bahía de Algeciras Tax Precinct, a plan that will be launched shortly and in which it has taken into account, in addition to the various market studies carried out, the needs expressed by the socioeconomic agents of Campo de Gibraltar.
The Consortium has carried out a detailed study of the existing logistics spaces in its area of influence, as well as different market analyzes at a national and international level in which it has included mentions of the different Spanish free zones.
The plan establishes three types of end clients to whom the land of the Bahía de Algeciras Tax Precinct is directed. The first would be the logistics companies in the area traditionally linked to the port of Algeciras; second, those national and international companies that need to establish themselves in the area and whose activity is linked to operations that benefit from customs and tax advantages; and thirdly, possible investors and project promoters who acquire the leasing right, execute the project and then sublease.
The new fiscal space of the Cádiz Free Zone responds to a repeated demand from the industrial and business sector of Campo de Gibraltar, which has always detected a deficit of this type of space, with its corresponding customs and fiscal advantages linked to import-export operations around the port of Algeciras.
Precisely the promotion of logistics activity and the push for internationalization are fundamental pillars in the line of work of the Cádiz Free Zone throughout the province and one of the objectives of the Consortium's new marketing plan, which has included a significant reinforcement of the Commercial Area.
The PEC prepared by the Consortium establishes as the predominant strength of the Bahía de Algeciras Fiscal Precinct the geostrategic location at a logistical level, a reference and competitive in the surroundings of the port of Algeciras, which will be an ally, claim and tractor for the fiscal precinct as it is the main Spanish commercial port and the fourth in Europe in size.
The market analysis places Tanger-Med as the main international competitor due to its proximity and services (port and free zone) and because it competes with the port of Algeciras to be the gateway to and out of Africa – Europe – and corridor between the Atlantic-Mediterranean.
The Cádiz Free Trade Zone will initially market three plots with a total area of 90,436 m2, the smallest being 12,442 m2, with a buildable area of 15,065 m2; the median, 32,240 m2 and buildable area of 39,158m2; and the largest is 45,754m2 and a buildable area of 55,400m2, which will go on public offer in the coming weeks at very competitive prices.
This space will cover the entire Campo de Gibraltar region, serving as a point of reference for an important productive focus and sharing synergies with the port of Algeciras. In addition, it will serve to structure the province from a logistical point of view with the traditional tax area of the Cadiz capital.
