Tomorrow the Consortium will bring to the Executive Committee a proposal for new conditions for the warehouses and offices of the facility that takes into account responding to the new needs of the business fabric while being sensitive to the new Covid-19 scenario.
The rates offered are more competitive than the market average in the province and improve the conditions to attract new investments to the assets of Cádiz
The Cádiz Free Trade Zone is going to submit tomorrow to the Executive Committee the new rates for the interior area, a review of the installation conditions of the companies in this Consortium asset that is part of its new marketing strategy. This strategy has been designed with a view to attracting the business community, while being especially sensitive to the special circumstances derived from COVID-19.
With this premise, the proposal includes new conditions that provide improvements to the competitive nature that prices already have in the Free Trade Zone, new discounts are introduced, stocks are reordered, so that facilities are provided to companies interested in being able to carry out their activity in the tax area.
The contracting of warehouses has the novelty that rent bonuses of 15% linear are established for the first two years to favor the contracting of those that have a surface area greater than 1,000 m.2, a bonus that is also cumulative with others so the amount would be around €3.23/m2/month.
Likewise, the implementation of new companies in warehouses is favored in these new conditions by the extension of waiting periods for the adaptation of spaces from 1-2 months to 2-6 months of grace period.
Also note that the bonuses for the contracting of ships by economic operators linked to foreign trade with a 5% discount on rent, in the line of work of recovering the essence around import-export operations in the facility.
The new offer is based on market studies prepared by the Commercial Department that conclude that the prices offered by the Free Trade Zone are more competitive than the market average, which is reflected in the fact that the warehouse occupancy level is 90%.
Private enclosures
The public offer, which includes the new rates, has taken into consideration the special circumstances of differentiated facilities, due to their equipment or specific needs, so that a specific proposal has been designed to facilitate the marketing of spaces such as warehouse 24, which formerly belonged to Procosur, for which a reduction in the amount of the guarantee has been included, which aims to make it more attractive for potentially interested companies.
Along these same lines, the Consortium is working on the preparation of new marketing conditions for spaces, projects and buildings with particular characteristics, as is the case of some facilities on land that belonged to Altadis, which due to their uniqueness require a specific plan that allows the attraction of new companies under advantageous conditions.
Office offer
For its part, the current office supply is also very competitive, with average prices below €9.60/m2/month of the average office prices in the city. This competitiveness is reinforced with the new public offer since some spaces are reduced by around €1/m2/month to attract new tenants.
In parallel, the Consortium has the objective of building loyalty and promoting permanence in its offices, which gives stability to the business fabric. For this reason, a new bonus is established for long-term contracting, 10% from 4 years, and bonuses are maintained for the expansion of the contracted space (also for the new implementation) with a linear discount of 15% in the first years.
Therefore, the new public offer of Zona Franca for its assets in the interior complex is in line with the objective of combine the search for new opportunities business with consolidation and dealing with already established companies, providing more personalized and close attention that also takes into account the special circumstances derived from COVID-19, in line with the battery of benefits that was designed due to the State of Alarm last spring.
