The Free Trade Zone of Cádiz has presented this morning at the La Línea City Council the Specific Modification of the General Urban Planning Plan (PGOU) of the city regarding the height and occupancy of the Business Center that the Consortium is going to develop on the Plaza Europa plot (EDCV P-5 plot).
This procedure, on which technicians from the Zona Franca and the City Council have been working in recent weeks, is necessary to adapt the urban planning regulations – obsolete in some of their approaches since they have been in force for almost thirty years – and allow the construction of a building with a unique and emblematic character, which serves as an architectural reference in the area and constitutes an economic driver since it is located in a strategic place in the municipality, next to the administrative center, 200 meters away. meters from the border with Gibraltar and with a wide range of uses around it that would complement its offer such as the Congress Palace, a hotel or the bus station.
For this reason, the modification presented contemplates the possibility of creating a high-rise building, with 15 floors and a maximum height of 55 meters that overlooks the Strait and is erected as a viewpoint. Likewise, a high-rise building with these characteristics makes it possible to generate a public space inside the 4,297 m2 plot that will allow the existing Bunker to be valued, belonging to the defensive architecture of the Campo de Gibraltar Area, cataloged as an Asset of Cultural Interest (BIC) and which already has a Culture report in which the requirement to safeguard a strip is established to give it value.
The launch of a Free Zone Business Center in La Línea is the result of the collaboration agreement signed at the end of August of last year between the Special State delegate in the Free Zone, Jorge Ramos, and the first mayor of La Línea, Juan Franco.
Since then, in a few months all the procedures - geotechnical analysis of the terrain and detailed study - have been streamlined in order to shorten the deadlines and call for the competition to draft the project as soon as possible, so the work can foreseeably be underway this summer.
According to the detailed study, this important facility of approximately 8,000 m2 will consist of 4,500 m2 of economic-financial spaces, 2,800 m2 of attached commercial premises and 2,700 m2 of parking. Thus, it is planned to dedicate 40% of its surface to entrepreneurs under very advantageous conditions, facilities that have obtained immediate response from the business community in other municipalities such as Cádiz, Algeciras, Arcos or Vejer, where the Free Trade Zone has facilities of this type. The other 60% of the building will be dedicated to established companies and liberal professionals.
