The Free Trade Zone has presented to the San Fernando City Council the studies required to complete the processing file for the Special Interior Reform Plan of the old Janer Shooting Range in San Fernando, which the Consortium commissioned a few weeks ago.
These are three studies: the Sustainable Urban Mobility Plan, the Study of landscape incidence, environment and sustainability and the Commercial Study and Analysis, according to the criteria of the Internal Trade Law of Andalusia.
At the same time, the corresponding steps are being taken regarding the archaeological issue and it is planned that next week a meeting will be held between the Zona Franca and representatives of the Culture Delegation of the Government of Andalusia to define the actions to be carried out in this matter that will allow the processing of the urban planning document to be completed.
Two months ago, new archaeological studies began in the area that expand and complement the one previously carried out in the Asset of Cultural Interest (BIC) of the Doctrinal Battery, which dates back to the beginning of the 19th century, and which is included in the catalog of protected elements of the PGOU of San Fernando.
This new phase of archaeological analysis studies the evidence collected in the archaeological map of San Fernando on the possible existence in that area of a necropolis from the II Iron Age to the Roman Age on which independent action must be carried out.
Regarding the studies presented at the City Council, it must be remembered that, following the report issued by the Territorial Delegate of Agriculture, Fisheries and the Environment of the Department of the Environment of the Junta de Andalucía, in urban planning matters, the document initially approved of the Special Plan of the Interior Reform Area ARI CA 06 “Poligon Tiro Janer”, the preparation of a Landscape Incidence Study was necessary. Continuing with the necessary procedures, Zona Franca hired the company Ibermad Medio Ambiente y Desarrollo to carry out the preparation of said study.
The Consortium contracted almost at the same time to prepare a Sustainable Mobility Plan that guarantees access to the facilities, after the report issued by the General Secretariat of Territorial Planning of the Ministry of Environment and Territorial Planning on Singular Intervention Activity of Large Commercial Surface in Special Plan ARI CA-06. The company in charge of preparing the plan was Inascop 21 Engineering and Projects.
Furthermore, and although the General Directorate of Commerce of the Junta de Andalucía reported favorably on Janer, it was necessary to prepare a study on commercial surfaces in the area that was commissioned in February from the company Geomarket.
The Tiro Janer Business Park will have an area of 65,000 meters, of which more than 7,000 m will be reserved² for green areas, and about 3,000 for basic infrastructure. Its location gives it a special suitability for the development of a Park in which different complementary economic activities coexist. Thus, the PERI differentiates three types of uses in lucrative plots: a Commercial Park, a plot intended to house an important office building compatible with hotel use; and a plot with an industrial-tertiary use.
