Warehouses in Cabezuela in Puerto Real, plots in Tahivilla, warehouses in Barbate or service centers in the Exterior Area in Cádiz experience reductions in their prices
New particular conditions are also established for actions that require additional stimuli.
The Executive Committee of the Cádiz Free Trade Zone Consortium approved in its last session held last Thursday a review of the rates of its assets to be marketed in the Exterior Area of Cádiz and in the rest of the province, adapting them to market values, which will set the minimum prices for each property.
Given that the Consortium's actions cover the entire province and that new projects will come to light in the coming months, Zona Franca has carried out an exhaustive real estate market study in order to obtain the average sales and rental prices of all its properties and thus facilitate their marketing.
Within the framework of the rate review, the Cabezuela warehouses in Puerto Real stand out with a price reduction of approximately 30% for the lease and 40% for the sale price; a reduction of more than 50% of the plots in the Tahivilla industrial estate, both for sale and rent; an adjustment of approximately 15% in the sales prices of the warehouses in the El Olivar industrial estate in Barbate; and a reduction of between 13 and 20% in properties in the Outer Precinct such as the Glorieta building or properties in the Poniente Business Park.
Furthermore, the reduction in prices will be accompanied by a simplification of the general and specific contracting conditions, which will facilitate the procedure for marketing the assets.
Thus, the Consortium has advantageous general conditions such as hiring bonuses with discounts of 20% in the first year and 10% in the second for new clients, those who expand the contracted area or who move, increasing the contracted area by at least 25%; the lease option with purchase option; special bonuses for associations with social, public utility or non-profit purposes; compensation of income for works of a fixed nature, which involve an improvement of the Free Zone facilities or an objective saving; and bonuses for entrepreneurs.
On the other hand, particular contracting conditions are included in the actions in San José del Valle –in the Los Isletes industrial estate; in Tahivilla –in the Tahivilla industrial estate; in Algeciras –The Shepherds-; in Cadiz –in the Poniente Business Park -, all focused on stimulating hiring as they are projects that had been left out of the market and that now become very competitive.
